By law, you must have a written ‘major domestic building contract’ for work worth more than $10,000.
You are required to obtain Domestic building insurance this is insurance for works over $16,000. This insurance was previously known as 'builders warranty insurance'.
You must give your
client a copy of your domestic building insurance policy and a certificate of currency
covering their property before you take a deposit or any other money for work
worth more than $16,000.
By
law, a deposit can be no more than 10 per cent, if the total contract price is
less than $20,000.
********Important legislative changes to Victorian domestic building contracts and Home Warranty Insurance will take effect from 1 July 2026.
Updated contract documents reflecting these changes will be available from 1 July 2026. Until 30 June 2026, the current contract remains valid and should continue to be used for any contracts entered into before this date.
For contracts entered into on or after 1 July 2026, the updated contract must be used to ensure compliance with the new legislation.
