By law, you must have a
written ‘major domestic building contract’ for work worth more than
$10,000.
You are required to
obtain Domestic building insurance; this is insurance for works over $20,000.
This insurance was previously known as 'builders warranty insurance', now
called First Resort Home Warranty Insurance.
You must give your
client a copy of your domestic building insurance policy and a certificate of
currency covering their property before you take a deposit or any other money
for work worth more than $16,000.
By law, a deposit can
be no more than 5 per cent, if the total contract price is $20,000 or
over.

legislative changes to Victorian domestic building contracts and Home Warranty
Insurance will take effect from 1 July 2026.
This updated contract
and supporting documents reflect these changes effective from 1 July
2026.
For contracts entered
into on or after 1 July 2026, the updated contract must be used to ensure
compliance with the new legislation.
